Foundation and Grading Defects

Your home is built on a concrete foundation which holds your home up and together.  Your home’s foundation serves many purposes, including bearing the load/weight of your home on the soil, anchoring your home down and against natural forces such as high winds and earth movement, and isolating your home from ground moisture.  A properly designed and constructed foundation will keep your home stable, safe, dry, and secure.

The building code requires that foundations be designed and built to certain minimum standards in order to properly and safely bear the weight of your home's structure, anchor it to the ground, and keep it dry from ground moisture.  Building code requirements address the thickness and depth of the foundation, the components of the foundation, and ground preparation for the construction of the foundation.  Failure of the builder to comply with building code requirements will result in a foundation that is unable to properly perform its important functions.

Symptoms of foundation defects and failure include floor cracking, stucco cracks, drywall cracks, moisture wicking up through the floor, and building sag or collapse.  These symptoms are are not "normal", despite what your builder may say to dissuade you from pursuing repairs.  Proper investigation by a knowledgeable professional will determine the nature and extent of your foundation defects and damage and their cause.

The repair of foundation defects is complicated, involved, and expensive.

If you suspect that your foundation may have been improperly designed or constructed, you should take prompt action.  Don't attempt to deal with the builder on your own.  Contact Judd J. Balmer, Esq., Ltd., right away to protect your home, your rights, and your family.
